The HDB market: a boon or a bane?

While Housing Development Board (HDB) flat sellers are laughing all the way to the bank this year, first-time homeowners and singles trying to get a piece of the HDB resale market are furious.

These buyers are finding HDB resale flats too expensive and many now decide to put off their purchase or even their marriage.

HDB data shows that the resale price index (RPI) has continued to climb higher and higher, posting a record high of 145.2 points for the third quarter of this year, a growth of 3.6 percent from the quarter previous.

Analysts say this is due to increased demand, both from Singaporeans and permanent residents, and a lack of supply in the market, prompting HDB to increase supply of its Build to Order (BTO) flats. from 8,000 to 9,000 units.

“This is clearly the result of the increased demand for second-hand flats in recent months,” says Mohamed Ismail, CEO of PropNex, also referring to the 11,649 second-hand transactions recorded in the third quarter.

This is 14.9 percent more than in the second quarter.

Other young couples, like Luqman Hakim Abdul Khir and his wife, have decided to rent. Continue renting? due to high cash valuations (COV).

In fact, analysts note that VOCs on flat rates continued to rise in the third quarter by an astonishing 300 percent.

“Not only has there been a significant increase in the number of transactions, but the overvaluation of cash has also skyrocketed across all types of planes,” says Mohamed Ismail.

According to PropNex, the overall median VOC for the third quarter is $12,000, an increase of $9,000 compared to the $3,000 figure for the second quarter.

PropNex also notes that 79 per cent of flats sold in the third quarter were traded above valuation, much higher than the 57 per cent in the second quarter.

Blessing for HDB vendors, bane for young couples/singles

The exuberance in the HDB market has been a boon to HDB condo owners, with many taking the opportunity to upgrade to a condo in the second quarter, when prices among privately owned and resale HDB condos were at their peak. lower.

On average, these HDB improvements made at least $200,000 in profit by selling their apartments, resulting in a surge in demand for mass-market condos like the Caspian and Alexis earlier this year.

As recently as November, a permanent resident of Indonesia made headlines when he allegedly paid S$653,000 for a four-bedroom HDB flat in Queenstown.

The price he paid was about two and a half times the $262,000 the seller and his wife paid a few years ago.

This equates to $674 per square foot, beating the previous record of $609 per square foot achieved in January of last year, by about 10 percent.

For young couples and singles, however, rising resale apartment prices are causing many to reassess their cash flow position.

Abdul Khir and his wife, for example, had given up looking for houses altogether, having seen more than 30 three-bedroom resale flats in Woodlands, Sembawang, Yishun, Ang Mo Kio, Toa Payoh, Hougang , Serangoon, Ubi and Bukit Batok.

“We couldn’t resell a condo because the agents were asking for $2,000 in agent fees with a minimum VOC of $5,000,” says the 27-year-old tech specialist.

Typically, when a VOC is high, buyers have the option of applying for floors under the Built to Order (BTO) or Design Build & Sell Scheme (DBSS), where they don’t have to put up as much cash for their purchase.

However, buyers will have to wait three to four years before they can move in.

Abdul Khir did not apply for the BTO or DBSS flats because he could not wait that long.

However, he tried through the voting system twice under the Sales of Balance Flat (SBF) scheme, but the price was not met.

The apartment he successfully voted for was a three-bedroom apartment in Queenstown priced at $250,000, well beyond his HDB loan eligibility.

“I am now applying for a rental apartment in the Bedok and Tampines area,” he says resignedly.

A call to rationality

Netizens who feel they have been shut out of the HDB market have been up in arms, blaming permanent residents for “spoiling the market.”

However, analysts say Singaporeans should think rationally as the price of the four-bedroom resale flat in Queenstown will not set a precedent for similar transactions in the area.

According to data pulled from the HDB website, the median price for four-bedroom resale condos averages $479,000 and will stay within this range.

“I’m taking this as a one time sale. We haven’t seen prices in that area go up that much. The only reason it sold at that price is that it was very nicely renovated with high floors. Buyers are open to that kind of deal.” price”. If their house is not that well renovated, they won’t be able to get that kind of price,” says Mohamed Ismail.

“This was a one-off transaction that doesn’t reflect the broader market. Most HDB resale deals hover around appraisal prices. Appraisers generally don’t price on one-off transactions like this. They would look at the transaction prices of Middle range”. says Donald Han, managing director of Cushman & Wakefield Singapore.

Additionally, analysts disagree that public housing has become less affordable as HDB offers options for all income groups.

“I don’t agree that they can’t pay as HDB offers other alternatives like BTO and DBSS. People who can’t pay should plan ahead to buy BTO and DBSS,” says Mohamed Ismail.

without intervention

According to PropNex, the HDB resale market is likely to see more transactions this year as there is an ongoing supply of resale floors that could see 40,000 transactions this year alone.

He adds that if the economy recovers well, this could lead to higher demand in the HDB resale market because more Singaporeans may have good-paying or stable jobs, or if there are more permanent residents in the country. market.

This means resale flat prices will rise even higher, something Singaporeans are sure to complain about.

However, analysts say, the HDB market is unlikely to introduce cooling measures, similar to those implemented by the government in the private real estate market in September.

“It’s not a good thing for HDB to interfere with market forces. The fact is, in a resale market, it’s the buyers and sellers who determine the price,” says Mohamed Ismail.

“HDB has the difficult task of matching supply with demand, as it typically takes a two-year gestation period to build. Forecasting effective demand is not easy: there is no foolproof method of forecasting future demand,” he says. They have.

For would-be landlords who can’t afford HDB flats, analysts advise them to take Abdul Khir’s example: rent.

“If affordability becomes an issue, then rent. What goes up will come down, as in any market cycle. Sometimes the best decision is to delay the purchase rather than overcommit and get stuck in the payments on a large mortgage payment. Han says.

What about singles who can only buy on the resale market?

“Those who are doing well should buy ‘Mickey Mouse’ condos. Others should consider getting married,” Mohamed Ismail says matter-of-factly.

Planning Ahead: The Government’s Job or Singaporeans?

MP Dr. Muhammad Faisal, an assistant professor of real estate at the National University of Singapore, recently placed the blame squarely on young couples who couldn’t get an apartment for not planning ahead.

But can you really plan matters of the heart?

Furthermore, it is the government’s liberal immigration policy that has contributed to some extent to the increased demand for second-hand HDB flats from permanent residents.

Prospective owners are divided on this issue with some saying they agree, but the onus still rests with HDB.

“I agree that young couples need to plan ahead, but back then how will we know that foreigners will be flocking to Singapore three years ago? I think HDB should work closely with the Home Office on the amount of immigrants who were granted permanent residency to ensure there is adequate supply in both the primary and resale markets,” says Abdul Khir.

One thing, however, remains true.

The issues of public housing affordability and the government’s liberal immigration policy is a hotly debated topic this year.

WHAT KIND OF TRAINING DO YOU GIVE?

It uses the same muscles as running, but has a lower impact. In fact, a Kickbike workout uses even more muscles than running. It is propelled by pushing with alternate legs in a movement very similar to running.

In mountainous terrain, twenty minutes on a Kickbike is roughly equivalent to one hour and fifteen minutes on a road bike.

WHO WOULD USE A KICKBIKE?

Kickbike is a decidedly adult scooter! It won’t fold up so you can tuck it under your arm and head to 7-Eleven for a Big Gulp. It’s not the kind of thing you’d trade for Pokemon cards with your schoolmates. It’s a serious training machine and deserves some respect.

– The Australian Kickbike Racing Team can’t imagine life without him!

– Women love it for the definition it helps build in the rear and thighs.

– Athletes use it to train.

– Dog sleds ride their Kickbike while their canine team guides them along the course.

The most absurd laws of different countries

The Times newspaper has published 25 weirdest and funniest laws from different countries. Taking inspiration from the example of the British edition, here is another, more comprehensive, parade of eccentric and downright amusing regulations from world legislative practice.

The peculiarities of national legislation.

One can study the traditions and the peculiarities of the mentality of the nations through the strange laws. In this sense, a form of status is the same product of culture as a film, a book, or a painting. Australians have shown themselves to be very naive people in the supposed “mirror of laws: there is a law in Australia, which prohibits walking the streets in black clothes, with felt shoes and with black face paint, because all of the above The above things constitute the disguise of a night thief. Furthermore, there is a law here that orders persons who practice the trade of carrier for money, to carry hay with them. It is true that no one cares that modern taxi drivers adhere to this law. rule: they’re lucky they haven’t been transporting their passengers by team for a long time.

The inhabitants of Switzerland treat the rest of their associates with excessive respect. The legislators of this same country came up with the idea of prohibiting the noisy flushing of water down the toilet after 10 p.m., because it can disturb the neighbors. However, modern Swiss sanitary engineering makes violation of this law almost impossible. The waste tanks are manufactured with reinforced soundproofing; furthermore, they are constructed in such a way that the water flows through the special pipes instead of crashing down.

The city-state of Singapore is world famous for its cleanliness and high fines for attempting to violate this cleanliness. Thus they fine for the garbage, thrown in the street, in the amount equivalent to 600 dollars. In addition, the sale of chewing gum was prohibited for 12 years here, a radical measure in the fight against hooligans, who hit them anywhere. The ban was only lifted in 2004, when chewing gum appeared on pharmacy counters in Singapore.

The law, according to which women are prohibited from wearing pants, was passed in Africa Swaziland not so long ago. The regulation was sanctioned by the local monarch, who proclaimed a return to traditions, while the pants represent non-traditional undergarments for Swazi women. The punishment for wearing pants is quite humiliating: the soldiers take them from the women and tear them into little pieces. It is true that it is not clear how the arm of the law will see underwear, if according to the law, which was approved by the monarch himself, Swazi women over 10 years old should not wear skirts above the knee .

The contempt of the King (the Queen).

It is forbidden by law to trample on money in Thailand. At first sight the measure is absolutely insane, however some details will clarify the situation. The point is that the King of this country is represented on all the banknotes and coins of Thailand. Stepping on his image is a show of disrespect to the monarch, for which imprisonment is expected.

Finally, it is still forbidden to name pigs after Napoleon in France. It should be noted that in this case the dissemination of the book “Animal Farm” by George Orwell on the territory of the country should also be prohibited, since the pig alias Napoleon is one of the main characters of the work.

The survivals of the past.

Many strange laws, nominally in force today, are nothing more than survivals of the past, sometimes quite remote.

Most of the time, such regulations are found in Britain and the US, where the legislation has not been fully reconsidered over the years. There are even public groups in the US, fighting for the abolition of “dumb” laws. This occupation is not one of the easy ones: after all, you need to find an absurd law that has not been used for a long time, and you also need to check the following fact: what if it has already been abolished?

Consider, for example, the British law, cited by The Times, which prescribes two hours of archery exercises per day for each male subject, who is over 14 years old. This decree was issued by King Edward III as early as the 14th century; It is also famous for the prohibition of the ball game, which is known today as soccer. Football was finally allowed in 1603. The British were officially released from the obligation to play

daily archery under Queen Victoria, in 1863. It is true that there is a suspicion that they had stopped practicing it long before.

The Times also reminds that any free man can drive the flock of sheep across London Bridge duty-free in London. Also, a free man gets a chance to lead geese on Cheapside. But a plague-stricken person is forbidden to take a taxi on the streets.

In addition, there is a law according to which two men are prohibited from having sexual intercourse with each other in a house, where the third person is present. This law was promulgated at the end of the 16th century as a fight against homosexual brothels, which appeared in the big cities of England.

Private life and public morality.

A gynecologist has the right to examine the genitals of a woman in Bahrain, however, he (she) cannot look at them directly, but only their reflection in the mirror. Sex with animals is permitted by law in several Muslim countries, but exclusively with women. One person faces the prospect of the death penalty for liaison with a mail animal in Lebanon. They can behead to masturbate in Indonesia.

In the State of Florida, only the so-called missionary position is allowed and kissing a woman’s breast during intercourse is prohibited. Sex involving the “horsewoman” position is not permitted in Massachusetts.

The legislators of countries and states also show a somewhat inappropriate desire to defend public morals. A man in a skirt can be arrested in Italy, for example. Of course, it is clear which men in skirts are in question, but what should the Scots, who revere their traditions, do in Italy?

Women are prohibited from wearing patent leather shoes in the state of Ohio: it is considered that the shoes may reflect underwear. Kissing for more than five minutes is prohibited in Iowa.

Florida’s state law, under which single women are prohibited from parachuting on Sundays, is the latest in this category. Perhaps it is also related to public morals.

The hodgepodge

It is forbidden to hide anything from the tax officer in case you don’t want him to know about it in the UK regulations on tax evasion (issued in 2006). For all that, in case he doesn’t mind if the tax official gets to know some facts, he is not obligated to tell them.

Driving while blindfolded is prohibited in the state of Alabama. Watering fish with alcohol is strictly prohibited in Ohio. Killing birds is not permitted in the City of Boulder, Colorado. Also, it is illegal to own pets there. Therefore, everyone who owns a cat or dog is officially called “the animal assistant”.

A wife must obtain her husband’s written consent to have dentures fitted in the state of Vermont. The head of any dead whale found on land in London belongs to the King. The tail of such a whale belongs to the Queen in case she needs the baleen for the corset.

Laws, which can unambiguously be called absurd, are also enacted in the post-Soviet region. Therefore, car enthusiasts in Belarus are prescribed to carry no less than three contraceptive devices in the medicine cabinet. Not only women, but also men and even priests were mercilessly fined for the absence of contraceptive devices. True, according to recent data, the Belarusian authorities have abolished this rule in 2007.

Rock climbing and my four year old

Since having my son four years ago, the number of days I’ve spent climbing each year has dropped dramatically, from over 100 days at one point to zero. Climbing has always been one of my favorite things to do with my husband, but these days we’ve replaced playdates and picnics in the park with mountain adventures. It’s not a bad change, but still, I’ve missed climbing. Living in New York City and working a demanding job made me appreciate all that it has to offer: the beauty, the companionship, the physical exertion, the mental challenge, even the fear. Raising my son, I looked forward to the time when I could introduce him to the cliffs, once he was old enough.

The question then became: “How old is enough to climb?” We’ve taken our son, Mason, to the indoor gym many times, but it wasn’t until we saw him clamoring to climb the “mountains” in the park near our home, the rocks in Central Park where visitors often picnic, that he felt that was ready.

So, on a bright sunny day in early fall, we rented a car, got the gear out of the closet, packed up, and after a quick stop at Zabar’s to pick up some lunch supplies, we headed upstate to the mountains. Shawangunk, known as “the Gunks”. Our first pre-climb trip with our son was fun, but noticeably different from the pre-climb trips my husband and I had done before. Instead of talking about routes to consider and plans to climb as much as possible, we sing and talk about the various trucks we pass on the road.

Getting to New Paltz was exciting. A quick stop at the climbing shop was like visiting an old friend. By the time we got to the trailhead, it was early afternoon, a long way from the alpine trailheads we’ve aimed for in the past, although we rarely made it. My husband and I, back at our favorite cliff, now with our son, were ready to begin our adventure. We thought a lot about how to give Mason a sense of ownership and accomplishment in our day and the first thing we did was ask him to pack his own package. We let him pick out a few things he wanted to wear and we included a group outfit so he could contribute.

Wow, he looked cute going down the trail with his little backpack!
We had a couple of routes on our list to check out, but it quickly became clear that our first option wouldn’t work. A climb called Three Pines was as smooth as we remembered, but the beginning had a sequence of sections that were too big for a little boy who was barely over three feet tall. We decide to head down the cliff, soon dropping our packs at the base of a corner we rarely climb. The route was steep but full of dams, perfect.

There is a moment at the start of any climb when the mood changes. The drive and hike can be casual and chatty, but then it’s time to get on the rock and the climb begins. We fixed up the gear and my husband, David, started up the cliff to belay. After he reached the top and dropped anchor, I tied the rope to Mason’s harness, strapped myself in a few feet below him, and headed up. With my husband’s safety carefully positioned within sight of the cliff and me a few feet below him, Mason began to climb. He hesitated, a little scared, and resisted. For a moment, I wondered if Mason, my shy and cautious boy, would have the courage to continue. But with some encouragement, he got over his fear and made the first move on his. Then another…and another, growing more confident as he learned to scan the rock and find the best footholds for his hands and feet. Before he knew it, we were halfway up the cliff and I hurried after him. By the time he got to the crucial move (the most difficult move on the route), he had a smile on his face. We made the meeting between hugs and joy. Mason couldn’t have been happy. At the top of the cliff, we settled down to enjoy a picnic on top of the world. It was a brilliant moment and the proud grin from ear to ear on my quiet boy’s face was unforgettable.

After our leisurely lunch, we had one last challenge. As climbers always remind each other, the climb is only half done when you reach the top. After double-checking the anchor, I tied Mason and myself to the rope and headed back down the cliff. The first step is the hardest as you trust your anchor and jump off the edge of the cliff. Mason and I held hands as we leaned back on the rope. Once the rope had our weight, it was easy. We descend, taking our time to enjoy the feeling of complete safety on the vertical face of the mountain. At the bottom, we celebrated again, and then it was time to pack up the gear and head home.

Walking the mile or so back to the car is always a nice end to the day: walking past other climbers and hikers, swapping short stories about the day’s climbs, and chatting with old friends. Our little one is shy. He finds it hard to meet strangers and is even reluctant to say “hello” to the guys who work in our building. But that day, perhaps buoyed by the confidence gained from climbing his first mountain or the feeling of affinity with his fellow climbers, or maybe just the pride of carrying his cool backpack with a couple of carabiners dangling from the straps, he was there. with us, smiling and joking with the people we meet. It was a great moment.
Since this first trip, we have climbed many times, both at the indoor gym near us and outdoors at Gunks, and Mason has enthusiastically embraced his new identity as a climber. When we’re at the park near our house, Mason brings his little rope and gear and strategically plots the route to the top of whatever “mountain” he’s climbing, no matter how big or small. And while that first trip started as a way to introduce our son to a sport we love, we’ve since seen the other benefits climbing has brought him. Climbing has given Mason a new sense of confidence, the confidence that comes from overcoming fear of the unknown, of failure, of taking risks, and pushing yourself to try something new and then succeed. He has also given him a greater source of resilience that has spilled over into other areas of his life: working on hard things, overcoming small failures, and enjoying the challenge. For a shy child like Mason, these benefits have been unexpectedly significant and rewarding. At school, his teachers have seen him come out of his shell and become a more social and vocal member of his class. Although this is due to more than just climbing, I can’t help but believe that the confidence he has gained through climbing has played a part. As I think of our next outdoor adventure, this time traveling to Colorado, one of our favorite places in the world, I think of my son’s proud smile, standing with my husband on top of the tallest mountain in the world. world. that day.

When to let your home boys go

Growing up, you always had your boys from home. Your friends usually had more influence on you than your parents. As we grew up, the ties became closer and you thought you had friends for life. However, as you get older, you begin to understand that friendships themselves are probably not worth entertaining. The reason for this is that you now have responsibilities such as bills, work, perhaps children, and perhaps a wife or girlfriend.

It is difficult to introduce male friendships in the life of a grown man and most of the time it is not even worth trying. Some of our stay at home kids grow up to be bums and time wasters. Despite the connection you may have, sometimes you have to let your friends not go back to their level. Here are 5 signs you need to cut a friendship

1. Your kids at home don’t appreciate your time. If they’re falling apart too much on plans or not keeping their word, you should let it slide. Just because you guys are friends, there should still be respect. If they don’t value your time, you should let them.

2. Always asking you for things. At this point they no longer see you as a friend and now they see you as a support system. Because they all grew up together, you are expected to give them things. Get away from this ASAP.

3. If all of you are over 25 years old and do not earn money together. This one came from rapper Styles P. He said if you don’t get money after 25 with your guys from home, leave them. Life is capitalism in this country. Time is too precious not to have some kind of plans before you’re 30.

4. They are always picking on your girls. Leave these scavenger guys ASAP. This leads to problems.

5. They fall below your tax bracket. If you’ve become super successful without the help of the guys at home, chances are you need to remove yourself from the situation. A lot of hate and backstabbing comes out of this situation. Example: How many soccer players has the boy in the house allowed to empty his bank accounts? You always want to be surrounded by people BETTER than you so you can push yourself at their level. You are who you hang out with. If someone below your status level wants to hang out and learn from you, CHARGE THEM $!

5 AI Tools to Automate Your Facebook Ad Campaigns

It is no longer a mystery that Facebook is one of the most profitable scenarios for promoters. With more than 22.9 billion monthly visitors and a relatively unlimited number of different groups, you will also find your desired target group. Regardless of the product you show, on Facebook you will discover your target group.

Unlike search engine optimization and content marketing, Facebook Ads can certainly generate extremely good effects within days or hours of starting a campaign.

When a promotion in the right target group contains the right offer, it produces offers for you, mostly at low security costs. And if you run an ad that effectively, you can scale revenue and therefore profit by increasing display rates.

And this show can offer very good overall performance values for a positive period of time until the target group is exhausted.

Automation? – his friends and helpers

If you are the one running multiple campaigns in your organization or office, the daily optimization of campaigns and the reviews required for this can consume valuable time. The intent of the reviews and the findings derived from them are complicated and a huge number of records must be taken into account.

Tools that remember all aspects of a marketing campaign and then perform optimizations are making progress. But don’t worry, just because you handle such tools, your profession is not in danger yet. In reality, the connection between human and artificial intelligence takes campaign achievement to another level.

There are several AI automation tools that can save you time and money when running Facebook promotions. If you use the tools effectively, they will allow you to scale and advance campaigns without doing point-by-point evaluations. And this gives you enough time to evaluate the strategy.

Below I have indexed 5 tools that help you with AI.

1. Reveal bot

The Reveal Bot is fully integrated into the Slack business chat tool. Live updates in Slack will advise you on the development and success of your Facebook campaigns. Within Slack, you and your group can purchase reports with unique, clear campaign insights. For example, you can characterize impressions, rank, and clicks, and the Reveal Bot tells you over the characterized time period how the campaign has improved or worsened relative to the measured values.

If an ad group or campaign isn’t performing admirably and isn’t meeting required Key Performance Indicators (KPIs), you and your group can stop it outright through slack. This way, you won’t lose money unnecessarily if the marketing campaign doesn’t work as expected. And because Slack is on your smartphone, you can easily pause your campaign or ad from anywhere and optimize it while you get back to work.

Graphic images often say more than tables. That is the reason why Reveal Bot has a valuable design that helps you to compare and visualize two marketing campaign metrics.

In addition, automation can be included in the Reveal Bot, which improves or not the campaigns, depending on the objective of the campaign.

The initial version of Reveal Bot is free. Thus, a type of characterized message, a characterized client report and robotization are incorporated. From $49 there is no restriction to individual features, depending on advertising budget.

2. Zalster

Zalster is a tool aimed at supplanting human error with artificial intelligence. Using modern algorithms, Zalster improves its offers, spending plans, target groups and promotions to achieve the most ideal results.

This tool has a complete control panel that displays the status or reputation of your campaigns. Zalster also offers the alternative of sending user-defined messages specifically through Slack. Campaign and target changes can also be made directly from Slack.

One of Zalster’s most useful features is split testing. Zalster thinks about the individual parts and learns this way. This allows some promotions to take place and Zalster determines who gets a chance to see which ad based on the information above.

Zalster considers a large number of data points under consideration. The improvement is not only in terms of transformation, but also focuses on additional information, such as “add to shopping cart” or “include payment details”. This fundamentally enhances the achievement of campaigns against human collaborations.

Zalster is reasonable for commercial web-based websites or websites with a clear conversion goal. If you’re looking for reach or site clicks, you’ll be disappointed with this device.

The price of the tool is five percent of Facebook’s advertising costs, but at least $495 per month.

3. Replenishment4

Do you notice that the performance of the campaign decreases after a while? This is known as “ad fatigue.” No advertising campaign is always outstanding. After a while, the target group becomes exhausted and performance declines.

This is due to the fact that within a described target group, only a few customers are interested in the product and convert. Since a similar promotion is displayed for a similar target group, you will reach the point where all the fascinated users have been transformed and absolutely everyone else is bored of seeing your ad. That is cleared up through higher and higher CpL and better CpC.

In this type of situation, a new ad and a new innovation (photo/video) can breathe new life into the campaign.

ReFUEL4 uses artificial intelligence to know when your campaigns will lose overall performance and replaces the ad with a new ad accordingly. The tool makes use of a huge network of freelancers who specialize in ad creation. So when the main signals give the idea that the execution of the signal decreases, the device replaces the signal with another signal without you doing anything.

With such a wide offering, it’s no surprise that this tool starts at $1,000 each month.

4. a goal

Aitarget automation allows us to manage advertisers, offers and spending plans for complicated campaigns with various promotions, areas and target groups. Artificial intelligence learning simplifies and improves things.

In addition to complex algorithms, the tool has exceptionally fascinating data integrations. For example, Google Analytics can be associated with aitarget so that the tool can improve information from Instagram and Facebook, as well as web tracking information from Google Analytics. This makes it conceivable to calculate the lifetime value of a customer and incorporate it into campaign planning and optimization.

Along the way to a variety of automations with insights from Facebook Advocacy Manager and Google Analytics, aitarget takes your Facebook ad execution to another level.

The greater the scope of capabilities, then the tool becomes more expensive. There is a free version, in which there will be only automation, it does not include any data integration. Starting at $500, you have the relatively full scope of features, including Google Analytics coordination, which I particularly appreciate.

5. Trapica

Trapica uses artificial intelligence to optimize advertising campaigns on Instagram, Facebook, Twitter, AdWords and LinkedIn.

Simply add “Trapica” to your campaign name and optimization runs. The tool quickly begins to recognize what works and what doesn’t. And it will adjust target groups and offers based on Real-Time Learning based on these discoveries. 10 Interview Tips: How To Turn A Failed Interview Into A Job Offer

1. Don’t overthink it

Rejection is embarrassing, and like any embarrassing moment in life, we can tend to let it haunt us. We’ve all relived an interview analyzing every move that could have been the nail in the coffin: “Was it something I said? Something I did? Was it that awkward little talk at first? The salary talk? My contact?” visual?”

If you’ve been going through each and every answer and analyzing every little move you made that could have resulted in your interview failing, STOP. When it comes to the job interview, there’s no use crying over spilled milk!

What’s done is done and it’s no use thinking too much. Instead, take a closer look at the big picture and a few key points so you can get back on your feet and adjust your focus next time.

2. Ask for feedback

One way to avoid “overthinking” is to base your analysis on the interviewer’s actual comments. If you’re not asking for feedback after every interview, you’re missing out on a great opportunity to put those voices in your head to bed and learn from your mistakes. As a courtesy, the interviewer should always provide some kind of honest feedback, but it’s not required (and some people just don’t feel comfortable turning others down). So if he’s denied feedback, there’s not much more he can do (so he doesn’t become a bully because of it). I just know that it doesn’t hurt to ask.

If your interview was arranged through a recruiter, you may be able to ask for and expect more brutally honest feedback, since it’s someone else’s feedback you’re passing on and it’s a bit more comfortable to deliver. I would recommend getting as much feedback as possible as soon as you find out about the rejection so that your application is timely for your interviewer/recruiter.

3. Don’t read between the lines

Like overthinking, reading between the lines can be pointless business when it comes to understanding and learning from your interviewer’s comments. All you have to follow is what you’re told (for better or worse), so try to leave it at that and don’t get too caught up in decoding the message. If they said they found someone more qualified, that’s it. There may be others more qualified, right? At the end of the day, interviewing is not a perfect formula for the interviewer and, sometimes, it is more an intuition than anything else. Therefore, allow the interviewer the freedom to decide based on their knowledge of the position and the company.

4. Don’t ignore positive feedback

Just as you should take constructive feedback at face value, you should also help yourself with the positive feedback you’ve received. You have impressed the interviewer in some way and that is your strength. Make a mental note and start highlighting this in future interviews. If you created a presentation they loved, keep it and find a way to include it in your next interview. If they liked your energy and personality, keep doing it; chances are your next interviewer will like it too. Turn their feedback into a silver lining and trust them to lead next time.

5. Don’t ignore verbal and non-verbal communication

It’s also true that the unsuccessful interview, potentially combined with natural interview nerves, can affect your delivery (both verbal and non-verbal). As a result, this can affect the interviewer’s confidence in your abilities to do the job in question. Since what he says and how he says it can affect your ability to close the interview, spend some time focusing on delivery.

Using your smartphone’s voice memo app, record yourself answering some of the common interview questions out loud. Then play it with a critical ear and listen for “Ums” or a trembling tone (both confidence killers). Try videotaping your interview responses as well, paying close attention to how you’re sitting, any unnecessary movement (touching your hand, touching your face or hair, etc.). 93% of what we say is non-verbal, so know that your presence plays a big role in how you are perceived in the interview room.

6) Regain your confidence

If you feel and look a bit beat up about not closing, you might also want to spend some time rebuilding your confidence. Go to networking events and places where others in the same industry/space are talking about your area of expertise so you can start to get really comfortable talking about the most common topics in your industry’s interview settings. The more natural you feel talking about your interview topic, the more in control you will appear and the more prepared to address the interviewer’s business problems with ease.

7) Work your nerves

Before you start practicing for each interview, take about 5 minutes to take a few deep breaths so you can focus and focus. Pausing to breathe can do wonders in terms of calming your nerves. Do this before you walk into an interview as well.

8) Practice, practice, practice

It’s no secret: practice makes perfect! Every day he should practice his answers (especially to tricky interview questions). You know what’s coming, so it’s time to take off the Band-Aid and take the opportunity to get ahead of the game. If you’re a visual learner, try sketching out your answers on paper so you have a visual reference point in your mind.

9) Know your interviewers

Make sure you take the time to do some research and get a real sense of who your interviewers are before you walk into the room. Remember: They are people like you who may even be nervous about the interview! It’s okay to break the ice and say “sorry, I’m a little nervous” if you feel like it really gets in the way of your interview, as it will bring out more of your human side and help the interviewer empathize, but be quick. to pull themselves together and get back in the game because they want someone who can step in and produce results.

10) Reward your progress

The fact that you did not receive the job offer does not mean that the interview was a total failure. Is it very true that the role might not have been perfect for you (and don’t you deserve the perfect fit)? We’re talking about your career, so you’d be better off getting it right (even if it takes a few tries) than getting the wrong offer. If you can see each interview as a learning process as a BIG win versus a failed attempt, then you’ll be more likely to keep your spirits up and feel secure knowing that something better lies ahead.

Advantages of CD storage cabinet

If you’re a fan of music or movies, chances are you have a lot of CDs. From time to time you may misplace or lose some of them within your home and without the interference of others. To save precious time and avoid frustrating moments, you should really think about buying a CD storage cabinet.

The CD storage cabinet you can get can be of any size or cost and will help you organize your CD collection. Unlike the option of stacking them in a box or stacking them on top of a counter, your CDs will be neatly organized into sections. You can easily control who watches or listens to which CDs in your collection by keeping all of your mature-rated content in one lockable compartment in the cabinet.

Neatly arranged disks can also be easily noticed when missing. You will be able to see the place that is missing or has been moved simply by taking a look at your CD storage. That way no one will be able to take a CD out of your house and if they do, you’ll quickly notice what’s missing.

A well-designed CD storage cabinet can be a great addition to your furniture collection. Some of the creatively made cabinets can be considered as a small work of art. A few months earlier I came across a very creative storage cabinet design that looked like a treasure chest and the owner proudly displayed his ‘treasure’ collection.

CD cabinets can also prevent your record collection from being damaged. Unlike other storage options where CDs can break, get scratched, or come into contact with liquids, your CD collection will be safe in a CD storage cabinet.

There are different places where you can buy cabinets. You can check online shopping websites like Amazon.Com or you can visit stores like Walmart and IKEA. I recently bought a great oak CD cabinet from IKEA and I’m so glad I did. Not only does it look great in my room, it’s very comfortable and my CDs look neat and tidy. Leslie Dame cabinets are also very popular, but they cost much more than Walmart and IKEA. The cost varies and really depends on the quality of the cabinet. Although I highly recommend paying more and having it for years. The cheap ones can be easily damaged and usually don’t last more than a year.

Why should you build a list for email marketing?

Why you should build a list for email marketing

Effective online campaigns need more than just search engine marketing through pay-per-click ads and search engine optimization tweaks, they also need follow-up email promotion campaigns. Widespread email promotion service providers embrace Constant Contact, which provides templates for adding graphics and logos to your email. Alternative useful options in mass mailing software system programs include interactive options like polls and surveys. Regular emails maintain a bond with your customer base and keep you engaged with your target market.

The key to successful email marketing is striking the right balance between keeping your audience informed vs. overload them with emails.

If your host or bulk mail software system provider provides “open” statistics, you will be able to measure the response and success of certain campaigns and adjust your plans for future campaigns accordingly.

Another reason to build a list for email marketing is to expand your entire awareness. for example, if one of your clients needs to share their business with an exponent, co-worker or friend, they will simply forward the email that arrives, at the time of your choosing. While it’s not the email campaign, your customer might mention your band’s name to a host, friend, or co-worker, but can’t remember the name of your website. If they can’t remember your internet address, there’s a good chance your contact can discover your website. Even though they remember the name of your website, your contact may not remember to visit your website to see your exclusive products or special offers, but if you have sent an email to your contact, there is a chance that they will receive one of your emails. emails in the near future, through forwarding.

Regardless of what you are selling or what service you are providing in your email, you must continually decide to move with the reader, or they will simply ignore your emails due to the typical mass messages they receive. From your first email, engage with your audience and invite engagement and communication through interactive tools like links to polls, surveys, and forms that receive feedback through comments in a forum.

Finally, one of the most important reasons to build an email list is to generate results in your target market. while this may seem like a visible incentive, it goes unnoticed. Justin Harrison, one of South Africa’s most productive web marketers, said: “Using victimization email marketing to promote new products or services, whether it’s looking for email addresses of potential customers or following au Courant visitors to your own website, you can reach thousands of people quickly, whether or not they live across the street or all over the world.

Before deciding on your email service providerPlease note consider the potential for expansion of your contact list. If your list doubles in size within several months, you will most likely need to upgrade your system and you can also make sure you have enough in mind after you first log into the service. Follow these same tips and you should enjoy the benefits and traffic boosts that come with a powerful email marketing campaign.

The basic steps for an organized and well-stocked pantry!

After doing my spring cleaning, I wanted to share with you some kitchen basics.

I believe that every home needs a well-organized pantry. If you don’t have the luxury of a pantry, don’t despair! You should be able to designate and organize an area in your home to serve as a pantry. Even if you put shelves in your basement.

The benefits of keeping a well-stocked and well-organized pantry are numerous. One advantage is that you won’t have to make as many trips to the store. If you follow these simple steps that I have outlined in this article for you, starting with keeping items in inventory and making a complete list of what you need to buy, it will not only save you a lot of hassle, but it will allow you to use the coupons you have clipped. and buy items on sale and even in bulk, saving you: gas, time and money! As well as your health!

Function – First in the pantry

It doesn’t matter how big or small your pantry is, but FUNCTION should be your first consideration. Here are some functional tips for organizing your pantry:

* Just like organizing any room in your home, a pantry should be planned to save time, energy, efficiency; and therefore money!

* Your pantry should be well lit so you can see all areas.

* Make your pantry efficient for you. It should be located in the center of your home. Either in the kitchen or in a hall closet that is relatively close to your work area. If necessary, it’s perfectly fine to create multiple pantry areas. If you do this, just remember to organize each space so that kitchen necessities are in the kitchen, cleaning supplies separate from groceries, and bed and bath linens are close to the bedrooms and bathrooms in your home. and so on.

* Consider the humidity and temperature of your pantry; You don’t want to store dry food in a humid place and a pantry that has a relatively cool and constant temperature is ideal.

* If space is limited, purchase plastic storage bins that you can stack in a coat closet, on top of closet shelves, and/or even under your bed. In these bins, you would keep items that you access less frequently in these storage areas. If you buy in bulk to save money and keep excess inventory in these less easily accessible areas, you can always replenish a smaller supply in your most convenient pantry storage area.

* Keeping a “good inventory” of items you use regularly will allow you to avoid tempting sale prices on items you don’t use and/or don’t need.

Getting Started – Pantry Cleaning

Now that you’ve got your pantry planned to work, it’s time to start reorganizing it!

Once you’ve established your pantry area, you’ll want to start by removing everything. I know, I know. Do not panic. Removing everything will help you get started and get in order.

1. Empty your pantry completely: put everything in boxes, tables and/or counters. Throw away or recycle anything you find damaged, expired, obsolete or unusable.

2. Before you get down to tidying up, you’ll have fun disassembling the food cabinets you currently use. Look at everything as you pull it out and consider the following: How long has it been since you used that item? For example, Herbs: they lose a lot of flavor after 6 months, even in a dark and cool space. While you’re at it, check the expiration date and dispose of it accordingly. Remember the rule: when in doubt, throw it out!

3. Wipe any dust or dirt off each item as you go.

4. If something has lost its label, but you know for sure what it is, make a handmade (or digitally created) label for easy recognition and stick it on your container.

5. The best part about this process, even if it takes a long time, is that it only needs to be done twice a year. Plan to do it in the spring and fall.

6. Thoroughly clean shelves and walls with a mild soap and warm water solution, towel dry and allow shelf surfaces to dry completely.

Preparation – Pantry Space

Once you’ve removed everything, cleaned up, and prepared your pantry space, you’re ready to start the reorganization. This is the fun part!

Here are my suggested steps to prepare your pantry for greater efficiency, order, and money savings!

1. As you begin to organize your “well-stocked pantry”…look for any available space you can use to store items; The back of a pantry door can be used to store spices and other small items by hanging a shelf over the door. You can buy these racks at: Bed Bath and Beyond, Home Depot, Lowes, Target, and any other similar retail stores.

2. If needed, now is the time to repaint the pantry walls and shelves. I think white or off-white is generally the best color for a pantry. Cleanliness is noticeable!

3. At this point you can lay down some easy clean surface paper on your shelves. This will protect the shelf surfaces from staining.

4. Your next step is to organize your shelves according to the contents you want to keep in your “well-stocked pantry.”

5. I suggest getting some of Tupperware’s Modular Mate containers. They are ideal for storing dry goods such as flour, sugar, pasta, tea bags, coffee beans and cereals. I find that using rectangular or square containers will take up less space and stack better than round or oval containers.

The reorganization of the pantry

Now that you’ve cleaned out your pantry, you can start organizing things by following these steps:

1. Begin by sorting pantry items into categories – examples include: fruits, vegetables, soups, condiments, boxed lunches/dinners, canned meats, sauces, baked goods, and rice/pasta/dried beans. As you do this first round of categorizing, be sure to sort items by their expiration dates, putting the earliest due item as the last item to go back into the pantry (i.e., to the front, thus reducing waste). ).

2. Heavier items should be placed on the lower shelves. Especially if you have a Lazy Susan installed. For example, if you have a large can of tomato sauce, put it on the lowest shelf with the containers for your baked goods. In the meantime, leave the top shelves open for frequently used items and lighter items like beans, pasta, and/or rice.

3. By using containers you can keep dry goods and baking items such as: flour and sugar, fresh and free of insects. You can store smaller items such as tea and coffee, dried fruit and broth in small baskets and/or plastic containers, which also helps keep them fresh.

4. Group items that are similar: breakfast items, snack items, baking items, cleaning supplies, tablecloths, etc. It’s important that if you take a little time to consider how things are arranged in the grocery store where you normally shop, you can group your pantry items similarly. Using subgroups will help keep things neater and more easily accessible. For example, all canned goods go on one shelf, organized into subgroups such as: fruits, vegetables, soups, crackers and candy, etc.

5. Labeling the shelves will help you keep your groups in order.

Pantry and replenishment inventory list

Now that you’ve cleaned out our “well-stocked pantry,” discarded obsolete items, and added shelving (if needed), you’ll want to take inventory. Doing this will help you determine what is missing and what needs to be replenished on a regular basis.

For your convenience, I’ve created a starter list of common items you may want to keep in your pantry and add to your own pantry inventory list:

* Canned items: soup, broths, vegetables, fruits, beans, tomatoes, etc.; * Jarred foods: pasta and tomato sauce, olives, pickles, peanut butter, jams and jellies * Baking goods: baking powder, baking soda, flour, sugar, extracts and more. * Spices: salt, pepper, basil, Italian season, tarragon, paprika, crushed red pepper and more. * Starches: pasta, potatoes, rice * Seasonings: soy sauce, vinegar, ketchup, mustard, mayonnaise * Sweeteners: syrup, honey, artificial sweetener * Dry Goods: cereals, oatmeal, pancake mix, raisins and dried fruit, nuts and seeds * Oils: olive oil, canola oil, peanut oil, vegetable oil, etc.

Keep the pantry well organized

Now that you’ve cleaned out and organized your pantry, you’ll want to follow these simple tips to keep it that way:

1. Do not buy things that will not be used; this will save money! 2. Buy only according to your tastes, budget and needs. 3. Look for coupons and sale items to keep in your pantry. 4. Use your pantry regularly, checking your inventory to make sure you’re not overstocked. 5. If possible, items such as paper towels, paper plates, napkins, etc. that won’t expire or become obsolete, buy them in bulk.

the recap

If possible, try to buy reserve quantities of the staple items you use the most. This will prevent “out of stock” items. Having an extra jar of mayonnaise or a few spare cans of chicken and/or tuna salad can go a long way with a surprise visit from a friend. Be sure to add these items to your shopping list when you enter your reservations. With children in the house, you may want to consider making a special area and/or basket where you can keep snacks and quick treats close at hand. This will help keep the kids out of the pantry! Homemade trail mix is a great snack and easy to store!

I’ve found it’s best to try to rearrange your pantry when you’re alone, or have a block of time available so you can focus and get the project done quickly!

Remember to keep cleaning products and chemicals away from your food!

Keep the items you use most often up front and easily visible!

Stack cans, jars, and other items so labels can be easily read.

Always be on the lookout for new organization aids like: baskets, wire baskets, adjustable shelves, stackable bins, and more that will improve your pantry organization.

Make a “guest” or “refreshment” shelf to keep crackers, dips, chips, drink mixes, and other items on hand so you’re ready to have an impromptu party or your kids’ friends.

Keep paper/pencil and/or a small whiteboard in your pantry. You can also paint a chalkboard on the back of the pantry door. You’ll be amazed how this will encourage family members to add what they’d like to inventory or what they’ve noticed is out of stock.

If you can’t fit everything in your pantry neatly, you can store non-essential items in a more “remote” storage location, like your garage or basement.

Pantry staples:

Baking soda Baking powder Cornstarch Flour Sugar (powdered, granulated, and brown) Yeast broth (chicken, beef, vegetable) Maple syrup Cooking wine Milk Butter Eggs Mustard Lemons (or lemon juice) Mayonnaise Garlic Hot sauce Onions Parmesan cheese

Other useful pantry items:

Dry beans Pasta Spaghetti sauce Canned soup (cream of chicken or mushroom) Various cheeses Sour cream Cream cheese Frozen vegetables (usually frozen tastes better) Potatoes Celery Carrots

Happy pantry!
